You may or may not have heard of Ghost Kitchens yet, but if you haven’t, you will soon. Ghost Kitchens are going to play a critical role in the future of the restaurant industry and commercial real estate as they are expected to go up 10-fold by 2030. Believe it or not, Uber, Wendy’s, Chick-fil-A, and Chipotle have already begun implementing the use of Ghost Kitchens, with thousands of restaurants to soon follow. But what exactly are Ghost Kitchens and how will they impact restaurants and commercial real estate?
Ghost Kitchens are “delivery-only” kitchens with the sole purpose of quickly, cheaply, and efficiently providing high-quality meals for delivery and pick—up. These kitchens are taking advantage of affordable real estate, utilizing non-retail sites near residential neighborhoods. They are taking advantage of significantly cheaper sites compared to the traditional restaurant retail space. Investors are pouring money into renovating & reimagining these parking lots, retail locations, and warehouses for food delivery. Ghost Kitchens are strategically placed in locations where food-delivery is in high demand, locating themselves near college campuses, big cities, and wealthy areas. Often Ghost Kitchens provide high quality food under names most people have never heard of such as “Burger Bytes” and “Wings & Things”, allowing these companies to sell their food without having to be tied up with a big franchise and the regulations that come with it.
Reef Technology is a leader in the upcoming Ghost Kitchen frenzy – able to reach over 70% of North America’s Urban population. Reef Technology has been acquiring millions of parking spaces with the anticipation that autonomous cars will cause there to be little need for parking. Reef Technology is in the process of repurposing these areas into kitchens for the inevitable increase in demand for cheaper priced delivery-food with the same quality as an upscale restaurant. The outbreak of COVID-19 has only helped their cause and has led to an inflow of wealthy investors pouring cash into Reef Technology and the concept of the development of ghost kitchens as whole.
Our Ghost Kitchen future is bright and now is the time to get involved. Ghost Kitchens will force restaurants from large chains to family-owned restaurants to adapt or get left in the past.
